President's Message May 29, 2009

Hello Kachess Community Members,

Thank you to all who attended our Annual Meeting on Saturday, May 16th. We had standing room only at the community clubhouse plus 30 proxies. It was great to see the turnout and the Kachess Board greatly appreciated all the feedback and questions. The community’s input is extremely valuable and we encourage continued participation in future board meetings.

My first message to you as president of the Kachess Board President is to introduce myself and give you the results of our voting. Here are the results.

  • The vote for the Special Assessment for water system replacement passed by a vote of 71 to 34 (2/3rds vote was needed).
  • Our two new board members are Roger Foster and Dan Menser.
  • The vote to waive the audit of our books did not pass by a vote of 68 to 37 in favor (2/3rds majority was needed).

We had a record turnout (in recent memory) and a record number of ballots (including the proxy ballots) however we still had over 50 members who did not vote. This vote was one of the most important decisions we have made as a community. Many undoubtedly struggled with the major financial commitment this assessment meant for all residents but in the end a majority of us decided that a new water system was essential to maintaining our communities well being. We will continue to encourage participation and will remain communicative as we move forward with the project and all other endeavors.

I was impressed by the amount of time and the professional atmosphere surrounding the Water Committee. If you took the time to look at the plans or even just listened to the answers and explanations concerning the water project at the meeting or read the response in the e-mail, I think you’ll agree. There were countless hours and many volunteers involved and in the end I think the water committee demonstrated that we have done all the necessary research and homework to make this project successful.

The special water assessment schedule is as follows per lot:

The collection of the funds for this project will occur over four years, and include assessments of

$2000 for 2009 ($1000 due on June 20, 2009 and $1000 due on October, 15, 2009)
$2550 for 2010 ($1275 due on May 15, 2010 and $1275 due on October 15, 2010)
$2550 for 2011 ($1275 due on February 15, 2011 and $1275 due on June 15, 2011)
$2200 for 2012 ($1100 due on February 15, 2012, and $1100 due on June 15, 2012)

Rest assured that the Board will implement a fair and uniformly enforced collection process to ensure that all members contribute to these community improvements. If you have already received an invoice it is for the first installment due June 20th, 2009. We are also in the process up setting a separate water operating budget to we can report on all water related expenses as a separate entity form our regular operating budget. If you have any further questions or concern please attend our next meeting on June 13th at 9AM in the community clubhouse
