The purpose of this document is to insure the
lessee understands the rules and regulations of the Community they are
leasing to a resident in. Below is a list of the important rules and
regulations a lessee must comply with, while lessee property in the
Kachess Community.
- Unless the
lessee has executed a binding lease for a period of over one
year, they have none of the rights of an owner and no access
or right's to any of the common community properties such as
the boat launch, club house, or picnic areas (per exhibit
"D" of the By-Laws of the Kachess Community Association
Article 2 section 2.3).
- Lessee
shall use the leased property for their enjoyment so as not
to offend or detract from any other owner's enjoyment of his
respective property.
- No lessee
shall carry on any activity of any nature whatsoever on his
property that is in derogation or violation of the laws or
statutes of the State of Washington, Kittitas County, or
other applicable governmental body.
- No mobile
homes, tents, trailers, boats, campers, or other building or
any structure of a temporary character shall be installed or
stored on any property or lot.
- At no time
shall lessee keep or permit to be kept on any property or
lot, any house trailer, truck, camper, mobile home or boat
trailer or boat or any similar vehicles unless housed within
a garage or screened from view from streets, parking areas
and surrounding properties.
- All
garbage and refuse shall be stored on the property in
sanitary containers which shall be secured, fastened and
protected from animals and obscured from public view and
shall be regularly hauled by or for the owner to a public or
other suitable dump site, not within the property.
- No
animals, livestock or poultry of any kind shall be raised,
bred or kept on any lot except that dogs, cats or other
conventional household pets may be kept, provided they are
not kept, bred or maintained for any commercial purposes and
are subject to the following: All pets must be kept on a
leash within the properties when not confined to the owner's
lot; the owner shall observe and obey all laws applicable to
a resident in Kittitas county pertaining to care, control
and husbandry of animals and pets.
- All
exterior clotheslines shall be obscured from public view,
and no article of clothing or household linen or towels, or
similar items, shall be permitted to hang on balconies,
fences, or other exterior places in public view.
- There
shall be no signs erected or maintained on the property
whatsoever including but without limitation commercial,
political, and similar signs, visible from neighboring
properties.
- There
shall be no exterior fires whatsoever except barbeque.
Barbequing with charcoal can be restricted during severe dry
periods by the Kittitas County Fire District #8.
- There
shall be no motor overhaul repair performed on automobiles
or other vehicles outside of an enclosed garage.
- No
firearms of any kind or nature including bows, slingshots,
BB guns, slings or traps or any other like weapon shall be
used within the properties except by appropriate
governmental officials.
The leaser agrees to be held responsible for all
violations of the Kachess Community CC&R's by the lessee. The lessee
agrees to comply with all the rules and regulations outlined in this
document.
