New Member Information WELCOME TO THE KACHESS COMMUNITY Below is some general information of interest to new and existing members Brief History
The Kachess community was originally designed in the 1970s as a lake resort to
include a marina, commercial businesses, condominiums (division 2), and individual lots
(division 1). Several changes to the original plan were made. Ultimately, the plans were
scaled down, with division 2 replatted into individual lots and only the area listed on
the map as proposed condominiums left for condos. This site required a larger septic
drain field than was available, so that plan was also dropped and the site sold as one lot.
Originally, there was to be a community sewer system - hence the small lot sizes and the
difficulty in getting septic systems installed today. The Kittitas county health
department has been particularly good at working with the new homeowners and granting
variances for the septic systems. However, as each year goes by, it seems to get tougher
and tougher to develop some of the "marginal " sites. To provide better fire and
emergency response, in 1995 addresses and street names were given to the community. Covenants A set of community covenants should have been given to you when you purchased your property. If not, see the CC&Rs page where they are listed. Please take time to review the covenants. They are actively enforced for the benefit and enjoyment of all community members. Architectural Committee An active architectural committee exists in the community. For the purpose of maintaining uniformity and the natural nature of the community, we require that all new construction plans be submitted to the architectural committee for approval. This also applies to any remodeling, painting, re-roofing, etc. that would be seen from the exterior of your property. If you plan to build, a deposit by the architectural committee of $2,000 is required for plan review, to ensure cleanup of the building site, completion of the exterior within one year, and plan compliance. If a septic system is to be installed, an additional $500 is required. These deposits are refundable, except for a $50 fee, once the construction is complete and meets the architectural committee's requirements. Please note that no trees are allowed to be cut until permits are obtained and construction has been cleared with the architectural committee. Water System The community members privately own the water system. It is fed by springs on forest service land on the side of Amabalis Mountain behind the community. We have a long term lease with the Forest Service to obtain water from the spring. The community has built two concrete, rubber-lined water storage tanks. The water is chlorinated and tested periodically for purity. If you plan to build, water bibs are located at the street at the corner of your lot. It will be necessary to install a water pressure reducer on your line as the water pressure is very high. Roads and Snow Removal All roads within the Kachess Community are county roads. Via Kachess is maintained by the Kittitas County Road Department in the summer only. We are responsible for maintaining the side roads and culverts as well as snow removal (snow is removed only on Via Kachess due to the steepness of the side roads within the community). Starting in 1997-8 winter, Kittitas County has begun to plow the main road (Via Kachess). We augment this with additional plowing as well as parking cuts with our own snowplow. The clubhouse is open for any of the lot owners within the community. It has a
small kitchen, restrooms, and open area. Reservations for use are available on a first
come, first served basis. Even though someone has it reserved for the day (or night), the
clubhouse remains available during the day to all owners for the restroom facilities. A
key and reservations can be obtained by contacting the clubhouse director,
Marisa Angrisano at 425-482-0936 Clubhouse@kachess.com Social Activities Annual community events include both a summer and winter social at the clubhouse. These are generally "pot luck" in nature. A business dinner to discuss financial matters and elect new members to the Board of Directors is held in the spring. Everyone is welcome and encouraged to attend. Kachess Website The Kachess Community has it's own website - Kachess.com. The site contains Phone and Address Information, Newsletter, Important Notices, Building Information, Fire Department, Snowmobile Club, CC&Rs, and Financial Information. The site is maintained by Bill Metters. The Phone directory and the Financial statements require a user ID and a password. They can be gotten by contacting Bill Metters at Webmaster@kachess.com. You can be notified by email of important changes to the website by providing your email address. Newsletter A newsletter, Via Kachess, is created bi-monthly as a result of the Board of Directors meeting. A recap of the meeting with other matters of importance to the community is included. With the advent of this website, the Via Kachess is posted to the website as well as sent out by mail. The newsletter can be viewed by accessing the Newsletter page. Board of Directors

Board of Directors Garbage Collection A large garbage container is located in front of the clubhouse. This container is for the owners and guests of Kachess Community only. We request that only household garbage be deposited in the container - no construction waste. Dues Annual dues for the community are currently $532.40 per year. These dues provide free water, snow removal, road repairs, garbage service, clubhouse, common area maintenance, boat launch and parking areas, architectural control, socials, website, mailings, and enforcement of the covenants. |
